Affordable Housing Needs in Mamaroneck

The Washingtonville Housing Alliance has served our community for nearly 40 years, with a mission of expanding the supply of affordable housing. We are eager to build sorely needed affordable housing in Mamaroneck, but we face new challenges.

For the past 18 months, the Village of Mamaroneck had a moratorium in place preventing all new development of multi-family buildings of three units or more. The moratorium has ended, but a new law has come in its place called PLL-C. PLL-C prevents all building within 50 feet from any river, which essentially eliminates all suitable affordable development sites in the Village. While we agree completely with the importance of environmental protections, there are already extensive provisions in place without PLL-C, and any building we would develop would feature ample green features and be built with environmental protections.

Our community is facing an urgent affordable housing crisis. In Westchester County’s new Housing Needs Assessment, there is a documented need in the County for over 82,000 affordable units. The affordable housing demand in the Village of Mamaroneck alone is cited at 1,770 units. We see this need every day at Washingtonville, with local residents coming to us in search of an affordable place to live.

We encourage all residents to get involved and have your voice heard. The Village of Mamaroneck Board of Trustees is having a work session next Monday, December 16, at 5:00 p.m., followed by a regular meeting at 7:30 p.m. at the courtroom at 169 Mt. Pleasant Avenue.

We encourage you to attend either session and speak out about the need to create high-quality affordable housing opportunities in our community.
